 With the official start of the early spring selling season at the end of January, now is the ideal time to get a head start preparing your home for sale – before the market gets saturated in April and May. Our basic tips detailed below will help you to stand out from the crowd and sell your home quickly and for top dollar.

1. Simplify

  • Declutter by removing anything that will distract buyers from seeing the unique features of your property.
  • Depersonalize by packing up personal collections, family photos, newspapers, books, magazines, etc.
  • Rearrange and put away excessive furniture pieces to make the room appear larger.

2. Refresh

  • If it’s been a while since the walls were painted, hide imperfections and outdated colors by repainting with a fresh coat of neutral colored paint.
  • Remove old, soiled carpeting and replace with area rugs or hardwood flooring.
  • Replace or refinish damaged and dull hardwood floors.

3. Brighten

  • Let in as much natural light and warmth as possible by opening curtains. Remove dated window treatments, clean and showcase the windows.

  • Clean, dust, vacuum and deodorize so that all surfaces shine (consider hiring a professional cleaning service).

Don’t Delay Listing Your Home This Winter

Although the cold winter months between Thanksgiving and New Year’s are traditionally slower for the housing market, it can actually be an ideal time for sellers to stand out among the competition. Here are the key reasons sellers shouldn’t put off listing their properties this winter:

Less Competition
In general, lower housing inventory means less competition for sellers to stand out and attract prospective buyers who want to get into a home quickly. 

Buyers Are Ready To Purchase
Buyers who must find a home due to a change in job, retirement or family situation are motivated and won’t delay as they want to sign a contract immediately. Also if  they were on the fence during the summer, they will usually make an offer in the winter to avoid an increase in mortgage rates in the new year.

Low Interest Rates
While the 30-year fixed-rate mortgage is at an all-time low, economists are predicting that interest rates will soon be on the rise, and when rates ultimately rise that will deflate buyers’ purchasing power.

Higher Asking Prices
Redfin, an online real estate brokerage found that listings during Dec. through March had produced higher percentages of above-asking-price sales than listing during any months other than April and May. As the housing market rebounded, December listings produced the highest percentage of above-asking sales for the entire year – 17%.

Wall art should complement the decor of the room and enhance the color theme. It should be large enough to fill a space but not overpower the room. Mirrors placed above mantels or an entry console are also great for adding a focal point with style and elegance as well as making a room appear larger and brighter.

Rugs are one of our favorite accessories because they have multiple functions for staging a room -anchoring furniture, creating a focal point, adding texture and depth, hiding flaws as well as showcasing beautiful hardwood floors. Try layering and using neutral colors for the greatest impact.

Adding a simple arrangement of decorative items with varying textures and heights is a perfect way to bring an elegant touch to a side table, dresser, mantel or bathroom counter. Try mercury glass candle sticks or vases paired with potted white silk florals or grassy arrangements to bring a touch of natural serenity to the room.

If they don’t connect with the property right away they’ll turn away. A recent National Association of Realtors survey indicates that 81%  of realtors feel that staging helps buyers visualize a property as a future home. McCarthy believes that “sophisticated buyers today buy on emotion more than ever and are seeking an identity with a lifestyle they would love to attain.”
